How do I sign my tenancy agreement?
- When you’ve agreed to the Tenancy Terms via your portal, and paid your Holding Deposit, you’ll receive an email letting you know your tenancy agreement is ready to read and sign. Simply log onto your portal (or click the link in the email) and head to the Tenancy Agreement tab to find it. To sign the agreement, you need to scroll to the very bottom of the page and tick the box. Once you’ve done this, the tenancy agreement is complete.
What if the other members of my group don’t sign the agreement?
- If one (or more) members of your group don’t sign and you have, you’ll be responsible for finding other people to take their place(s) or covering the rent yourself.
What’s the deadline for signing the tenancy agreement?
- You and your group need to sign the agreement within 48 working hours of it being published to you. If you miss this deadline, you run the risk of losing the property to another group.
What do I need to do to move in?
- You need to have a completed tenancy agreement, a completed guarantor agreement and a completed right to rent check. You also need to make sure any payments that are due before your first occupation date have been made.
- To avoid delays with moving into your new home, you must have completed the above at least 7 days prior to the start of your tenancy.
What does my guarantor need to do?
- First, make sure your guarantor meets our criteria. They must:
- Be between 30 and 70 years old
- Earn at least £32,000 per year
- Be a UK citizen
- These requirements are important, and they’ll need to provide proof.
- Once you’ve agreed to your tenancy terms, your guarantor will receive an email with a link to their portal. They’ll need to log in and upload their ID for approval. After we’ve approved their ID, they can log back in and sign the guarantor agreement.
I don’t have anyone I can use as a guarantor, what do I do?
- If you don’t know anyone who fits our criteria who can act as your guarantor, we’d recommend getting in touch with Housing Hand, which is a company you can pay to act as your guarantor. We don’t offer tenancies with security deposits, so you must ensure you have someone who can act as a guarantor for you.
I’ve changed my mind about renting this room, what are my options?
- If you haven’t signed the agreement yet, just let us know via the Send a Message page on your portal and we’ll close your account with us. Your Holding Deposit (if you’ve paid one) isn’t refundable, so you won’t get that back.
- If you have signed the agreement, you’re contractually obligated to proceed with the tenancy. However, we might be able to release you if you’re able to find a suitable replacement. Head to the Send a Message page on your portal to chat to our team about the options available to you.
What is a Right to Rent Check?
- To rent a property in the UK, you need to prove that you have the legal right to rent. We’ll send you an email before your tenancy starts explaining how to do this. It’s really important to get this right, so read the email carefully and get in touch with us via the Send a Message page on your portal if you have any questions.
I completed my Right to Rent but it’s not showing as completed on my portal, is there anything else I need to do?
- Sometimes, the software we use to complete these checks will flag a check to us that needs manually checking. We’ll check this and let you know if we need anything else from you. Don’t worry – we’ll make sure this is completed well before your tenancy begins.
I’ve got more questions, how do I get in touch?
- All questions about the contracting process need to be sent via the Send a Message page on your portal. We aim to respond to Messages within 3 working days.
- Please be patient with us, we’ll work through your Messages in order of priority (based on how soon you’re moving in) but we’ll make sure you’re all sorted before you move in.
